McGill Row is a 38-unit multifamily property located in Northwest Washington, DC, in the highly desirable Bloomingdale neighborhood. The property was originally purchased as a three building, 66-unit apartment complex. After working extensively with the existing tenants to review possible development scenarios, it was determined that two of the buildings would undergo a complete gut rehab and conversion to condominiums while one building would remain apartments. McGill Row was one of the most significant redevelopments to take place in the Bloomingdale area, helping to cement the positive momentum that the neighborhood continues to experience today.
Given the historic character of the existing buildings and surrounding neighborhood, our guiding development objective was to create a balance between classic and contemporary design. To achieve this, we added several elements including Juliet balconies, covered entries, and substantial exterior metal work. Construction also included the full demolition and reconfiguration of building interiors into a mix of modern flats and two-story loft units that feature exposed wood ceilings, open staircases, and high-end finishes.
